How does your site evaluation differ from a code compliance inspection?

While our evaluation addresses several code compliance issues as it pertains to the functionality of the property, we focus primarily on those issues that cause problems later on for owners and those things that affect property value prior to purchase: condition, appearance, safety, and operational readiness.

Can you customize your site evaluation?

Absolutely. If you have a very specific issue with the site, we can also bring in our civil and structural engineers if needed. We can evaluate foundation integrity, detention pond issues, investigate zoning and ordinance compliance, etc.

Can you handle the rent collection, accounting, and lease administration?

Not at this time. We will be adding this capacity sometime in 2027.

How often will we hear from you if we are monthly/yearly subscribers?

You will receive a weekly report with a detailed status update. This is the minimum you will hear from us. If there ongoing service or repair issues, these will updated on an as need basis.

How much of the fee covers site repairs and maintenance?

Our fee covers only what we detail on our Full Service Package page on our website. While our team members may be able to handle a quick repair (loose door knob, broken window seal, etc), all additional service incidents will be billed separately. No action will be taken until the service bill is approved by the owner.

Are you insured?

Yes, we carry General Liability insurance and will present it at the time of signing a contract.

What kind of rehab can you do on my site?

Trinity has extensive background experience in overseeing every level of construction from site work, to interior finish out. Any aspect of your park requiring the attention of a construction or trade professional can be handled by our team.

Do you offer discounts for construction clients?

Yes! If you are a construction client of Trinity Metalworks, we will negotiate lower property management rates at the end of the project.

I have multiple sites and would like to consult with you on managing all of them.

We would be happy to negotiate rates on projects like this and offer comprehensive services to accommodate your needs.

What’s the worst site you’ve worked on?

The worst site we ever worked on had completely rotted outbuildings, and we were asked to rehab the entire facility. Only the slab was partially salvageable and every building stripped down to the ground. The client was very pleased with the outcome, but almost nothing remained from the original buildings!
